If you have ever driven up Jimmy Buffett Memorial Highway and wondered what might eventually rise on those sweeping stretches of waterfront land, here is your answer: two of them are now for sale.
Investor John Devaney has listed two adjoining properties on Vero Beach's north barrier island, and together they span roughly 30 acres of some of the most remarkable real estate on Florida's Treasure Coast. The combined asking price is over $60 million, and the parcels can be purchased together or separately.
What exactly is on the table?
The first parcel, the Grand Oceanfront and River Estate at 12906 Jimmy Buffett Memorial Highway, covers approximately 14.84 acres. About 8.63 of those acres are buildable upland running from the Atlantic Ocean all the way to the Indian River Lagoon, with another 6.21 acres of privately owned submerged land.
The second parcel, the River Peninsula Estate at 12505 Jimmy Buffett Memorial Highway, totals approximately 15.44 acres, including 8.33 acres of upland and 7.11 acres of privately owned submerged land.
What could it become?
According to Devaney's representatives, the sites could support condominium development and private marina uses, subject to applicable approvals. There may also be a path to additional density through a planned residential development approval or a future land use amendment, though nothing is guaranteed at this stage.
For our community, a 30-acre stretch of north island waterfront is not the kind of listing that comes around often, and whatever eventually happens there will shape that corner of Vero Beach for generations.
